Strategy: Non-Discretionary Retail (Hong Kong)

Format: Collaborative execution with global PERE fund

Key involvement:

Contributed to the development and execution of thematic investment strategies, including originating deal opportunities through demographic and trade area analysis. Raymond was involved across the full transaction lifecycle from sourcing and underwriting through to investment committee presentations inputs and remained engaged post-acquisition, supporting key asset management decisions around leasing, repositioning, and exit strategy. This included working closely with global fund investor to monitor execution of the operator and ensure alignment with the overall investment thesis.​

Strategy: Industrial Revitalization to Commercial (Hong Kong)

Format: Principal investment with Family Office

Key involvement:

Involved across the full lifecycle of an acquisition and repositioning project, from underwriting and bid strategy through to execution and refinancing. This included evaluating redevelopment versus refurbishment scenarios, working alongside project stakeholders during feasibility and delivery, and continuously updating financial projections to reflect evolving costs and timelines. Raymond also supported valuation and refinancing analysis, ensuring alignment between asset strategy, market conditions, and capital structuring.​

Strategy: Investment in Self-Storage Operating Platform (Singapore & Hong Kong)

Format: Principal investment with Family Office

Key involvement:

Involved in the underwriting and execution of investments into a pan-Asia self-storage platform backed by two global private equity real estate funds. Post-investment, Raymond worked closely with the operating partner to track acquisitions, operational performance, and exit developments, conducting ongoing analysis against the original underwriting assumptions. He also produced comprehensive reporting for stakeholders, translating asset-level and portfolio performance into clear investment insights.​

Strategy: Asia Pacific Listed Real Estate Strategy (Asia Pacific Coverage)

Format: Australia Coverage for Global Listed RE Fund; Asia-Pacific Discretionary mandate for Family Offices

Key involvement:

Served as the lead buy-side analyst for Australia within a USD $3bn Asia-focused listed real estate fund, and is currently managing discretionary Asia Pacific REIT mandates for family offices. Raymond was responsible for REIT coverage and portfolio construction, developing valuation models and driving country, sector, and security-level allocation decisions. In addition, he engaged closely with market participants and supported investor communications during capital raising processes.

Strategy: Retail Development Strategy (South Korea)

Format: Capital investment capacity within U.S. retail REIT

Key involvement:

Led feasibility analysis and underwriting for development investments, maintaining dynamic financial models to track project costs and operating performance of pipeline projects. Raymond also supported deal execution through the review of key legal and commercial agreements, while working closely with leasing teams to optimize tenant mix and rental strategies to enhance underwriting returns. Raymond also collaborated with development and operational stakeholders to assess the financial impact of development decisions and ensure alignment with overall investment objectives.​
